Green Initiatives

Grady Management believes it is the responsibility of every individual, family, and corporation to take proactive steps to be as eco-friendly as possible. It is our goal to enhance the well-being of our residents through reduced energy bills, enhanced comfort, and mitigation of energy-related health hazards. Reducing the environmental impact of our communities, Grady Management also strives to maximize value to our owners and investors.

GMI's commitment to reducing our environmental footprint can be seen through our efforts to engage employees, vendors, and residents through the following green initiatives:

• Our Utilities and Energy Conservation Administrator, David Farmer, constantly monitors community consumption of electricity, natural gas, heating oil, and water to ensure we conserve these resources and that we manage our carbon footprint.

• Our Director of Maintenance, Mark Rasavage trains team members in energy conservation programs and best green practices, tests and selects energy efficient and eco-friendly products.

• We are moving toward energy efficient LED (light emitting diodes) light fixtures, CFL (compact fluorescent light) bulbs, common area lighting controls, and more efficient HVAC upgrades to help lower utility costs.

• Water conservation devices such as high performance faucets, showerheads, and toilets have been installed in most of the apartment communities we manage.

• Some communities utilize water sub-metering and resident utility billing to lower usage and waste.

• Water efficient landscaping with irrigation control measures and native plant materials.

• Our maintenance teams have been supplied with a list of green certified products for use at our communities including, but not limited to, energy star appliances, green floor coverings, low VOC (Volatile Organic Compounds) cleaning and painting supplies.

• Smoke free communities are offered in some areas.

• Completed green retrofit rehab projects at a number of communities.

• GMI communities have made significant progress in their waste service levels through recycling, reducing the number of weekly trash pickups.

• Public transportation access.

• Going the Extra Mile: When replacing building materials we look for environmentally friendly and energy efficient upgrades like thermal paned windows and insulated white membrane roofs for maximum seasonal efficiency.
