The efficient operation of a property’s mechanical systems is one of the most critical functions as well as financial considerations in any residential or commercial development. In most communities managed by GMI, our engineering division identified significant energy savings that can be realized without sacrificing any degree of user comfort. These savings translate to greatly reduced operating costs, which in turn more than offset the cost of our engineer services.

We offer clients nearly three decades’ experience and the technical expertise of on-staff, highly trained and fully licensed engineers. Our clients receive an objective evaluation of the entire system showing existing conditions including expected life, recommended modifications, costs to implement changes and savings that will accrue.

Engineering Services offered:

• Central Plant Monitoring - on a contract basis utilizing guidelines established.
• Utility Review - on a monthly basis with written recommendations for ways of reducing overall utility costs and implementing changes in types of services or possible conservation measures.
• Central Plant Initial Inspection Report – Evaluate and document the existing physical condition of all central plant components and estimate costs for repair or replacement.
• Energy Audit – Analyze existing systems and building components to identify cost-saving opportunities inclusive of applicable utility company rebates.
• Preventive Maintenance Schedule – Delineate maintenance steps in order to extend equipment life, reduce the potential for equipment downtime and improve operating efficiency.
• Quarterly Inspection – Conducted by trained technical engineering personnel to test all operational controls and verify proper operation of central plant equipment for optimum efficiency.
